Affordable Housing Segment On Growth Path in India

With the proactive policies of the Government of India in the past three years have led to the exponential growth in the affordable housing segment. In fact, the affordable housing has emerged as the most preferred segment.

BDI Ambaram

What is more, in June 2018, there was an upward tick logged in the affordable housing segment, thanks to the recent revision of the housing loan limit for priority sector lending (PSL).

CLSS Scheme

The Union Government also announced an increase in the carpet area of houses eligible for interest subsidy under the Credit-Linked Subsidy Scheme (CLSS) for the middle-income group beneficiaries. Both the initiatives are going to help the “Housing for All” by 2022 mission and on the other side, the eligibility criteria will increase the involvement in the realty market. The Government of India has eased the carpet area norms for eligibility to provide the subsidy under the PMAY-U.

The Ministry of Housing and Urban Affairs announced an almost 33% relaxation for carpet area. The eligibility limit for carpet area had been augmented from 120 square meters to 160 square meters for MIG-I category, and from 150 square meters to 200 square meters for MIG-II category. The CLSS allows beneficiaries to claim interest subsidy up to Rs 2.35 lakh on purchasing a house in these categories.

Ssumit Berry, Managing Director, BDI Group.

Ssumit Berry, Managing Director, BDI Group said, “As a part of the real estate industry, we welcome the centre decision relating to the revision of the carpet area. It is another big step to boost the construction sector that contributes to increased activity on the supply side. These increments will now enable more customers to qualify for a subsidy and avail the benefits provided under the ambitious flagship mission of Pradhan Mantri Awas Yojana.”

Mr. Gaurav Mittal, MD, CHD Developers Ltd.....

Gaurav Mittal, MD, CHD Developers Ltd., said, “Affordable housing has emerged as the most privileged segment in realty sector over the past three years, courtesy of a continuous government policy push. The Government recent announcement will help the industry to come back on track and the affordable housing will become a lifeline of the real estate sector. Haryana being the first state to encourage affordable housing is now becoming the hub for affordable housing. However in Haryana; Karnal has emerged as the most talked city after it has made into the first list of Smart cities.

Continuous Boom

These government steps towards better housing will create more homebuyers, leading to the establishment of more projects in the future. The developers, on the other hand, will get to sell their stock. According to the industry grapevines, this initiative will bring more attraction to the buyers of metro cities, like prime locations in NCR, MMR and Bangalore and also in Tier-II and Tier-III cities. The increase in the economic activity and elevated demand will create more space in the market. In less than a year, this increase can be seen twice till the current period. While other stakeholders and industry body NAREDCO had been demanding the removal of carpet area cap of 120 sq m and 150 squaare meters from past few times. The ultimate result of these initiatives will work as a boost for both for the homebuyers as well as for the developers.

Interest Subsidy

Earlier, the tenure of the CLSS for the MIG category had been extended by 15 months to March 31, 2019. The Union Government had initially intended to implement the scheme for one year. The revision will be applicable from the date of implementation of the CLSS – January, 1 2017. CLSS for MIG-I allows 4% interest subsidy on loan up to Rs. 9 lakh for people with an annual income between Rs 6-12 lakh. Interest subsidy of 3% is given on loan up to Rs. 12 lakh to people with income between Rs 12-18 lakh per annum. A beneficiary can avail subsidy up to Rs 2.35 lakh, and it is applicable for the first-time home buyers till March 31, 2019.

Another effective move taken by the RBI was the announcement of the revision of housing loan limits for eligibility for priority sector lending (PSL) from the existing Rs. 28 lakh to Rs 35 lakh for metros and for other cities from the current Rs. 20 lakh to Rs 25. lakh. The overall cost of the dwelling unit in the metropolitan centre (with a population of 10,00,000 and above) and at other centres should not exceed Rs. 45 lakh and Rs. 30 lakh, respectively.

Real Beneficiaries

Apparently, the move, along with the Union Government decision agreed to use the surplus land of sick PSUs for the construction of affordable units, will expand the field of affordable housing across the country. The only result to this move is the increased availability of housing sector in the primary as well as resale markets. Homebuyers and the realty market are real beneficiaries as a large number of homebuyers will now be able to avail benefits under PMAY-U triggering sales.

Use of Steroids for faster muscle growth can impact heart says Dr Vanita Arora

Working out at gym to gain large muscles has become a popular aspiration among men over the past few years. Even women desire to gain lean muscles to flaunt their picture perfect cuts. While they want to boast off nicely carved out muscles has promoted the concept of exercising among the people for good, it has also given prevalence to the use of unnatural products like steroids and protein supplements which many people consume to gain muscles faster. However, these shortcuts have serious impediments on health, especially cardiovascular health, says Dr. Vanita Arora, Director and Head, Cardiac Electrophysiology at Max Super Speciality Hospital.

In an exclusive interview with Jayashankar Menon, the heart specialist shares a slew of information on the abuse of steroids and more.

Vanita Arora

JM: What are the ill-effects of steroids?

VA: Large amounts of steroids, taken for prolonged time periods, can wreak havoc in the heart, even leading to a heart attack or sudden cardiac arrest. There’s a sizeable subsection of athletes, bodybuilders in particular that have been using staggering amounts of steroids and proteins for a long time and it is time that they get educated about their health effects. Let’s understand in detail how steroids and proteins are different from each other and what their health effects are.

JM: How do a layperson try to understand the role of steroids and protein supplements in terms of gaining muscles?

VA: The term steroid is usually associated with mention to a class of drugs that are used to treat a variety of medical conditions. Steroids have several uses for medical purposes such as boosting sexual hormones in males, supporting reproduction, regulation of the metabolism and immune functions along with increasing muscle mass, bone mass, inflammation and other medical conditions. Protein powders are mainly made up of soy, milk or animal protein, and are used to replenish the protein requirements of the body after a heavy workout. Whey proteins, which are made up of milk are the most commonly used as they are an easy and convenient source of complete, high-quality protein and are most useful for vegetarians who have to eliminate a number of naturally occurring protein sources from their diet, such as meat, chicken, fish and eggs.

JM: What are the actual effects of steroids and protein supplements?

VA: Proteins are actually beneficial in muscle gain and are a safe source of nutrition as they do not interfere with the immune system and do not cause any ill effects on the health if taken in appropriate portions, and as per the prescribed usage. However, same cannot be said for steroids. Steroids are essentially synthetic versions of testosterone. They help in the growth of muscles artificially, and heart also being a kind of muscle, too can get spurred to grow when introduced to steroids. While growth of the heart doesn’t sound like a bad thing at first, it can lead to the thickening of the walls of the heart to a point where they lose pliability and have difficulty pumping blood.

JM: How steroids can negatively impact the heart? Please elaborate.

VA: Steroid users have significantly weaker hearts than those who never use steroids. A weakened heart can’t pump enough blood around the body and the condition is linked to an increased risk of heart failure and sudden cardiac death. Secondly, long-term use of anabolic steroids has been implicated in increased coronary artery disease. The heart cannot contract with the same force as it usually does, and it also becomes less flexible among steroid users. Steroid users also have significantly more plaque build-up in their arteries than non-users. The longer men continue taking steroids, the worse their arteries become. Plaque build-up is a leading causative agent of heart disease, which is the number one killer of men and women across the globe. Taking steroids, even for a short period of time, may cause permanent damage to the heart. The more steroids a person takes over time, the worse the heart damage will be.

JM: What is the bottom line?

VA: For lots of guys, the promise of great muscle mass with the help of illegal anabolic steroids is just too strong. About one in 15 men try steroids at some point in their lives worldwide and that number refers to men overall. The number for recreational athletes and those who lift is about three times higher. Apart from damaging the heart, steroids can lead to issues like kidney failure, liver damage, shrinking of testicles and lowered sperm counts. The shortcut to bigger muscles can very well be the shortcut towards a heart attack. The side effects of steroids can persist years after you stop taking them. So don’t put your health on the line for a quick fix. If you want to gain stronger muscles, there are natural ways to do that. Though the result might show after sometime, it would come without any risk upon cardiovascular and overall health. Usage of such chemicals to build up muscles can increase the risk of Sudden Cardiac Death by causing defects in ECG.

Summer Speeds Up Success Rate of IVF Treatment: Dr Sagarika Aggarwal

Do you think that the scorching summer puts off your smile, right? Wrong. The warm and tanned weather does more put a a smile on your face as the dose of sunshine is the best natural source of vitamin D which could also increase your chance of IVF success, says Dr. Sagarika Aggarwal, Invitro Fertilisation Expert at Indira IVF Hospital New Delhi.

In a free-wheeling chat, Dr. Sagarika Aggarwal tells Jayashankar Menon that the success rate doubles in summer and more in an exclusive interview. Excerpts:

Sagarika-Aggarwal

JM: What is the importance of Vitamin D and how it helps increase the success rate of women who undergo IVF treatment?

SA: We have known the importance of vitamin D in pregnancy for a long time, and how it supports the baby’s development. But now, there is a growing body of research into its contribution to positive IVF treatment outcomes as well.

JM: Can you throw more light on the same?

SA: Research says women’s have higher chances of becoming pregnant with IVF treatment are twice high in summers. its been discovered that the melatonin hormone responsible for sleep patterns, makes women more fertile during summers. Melatonin not only determines the sleeping and waking patterns but also priming the fertility of women. This hormone acts directly on reproductive tissue to make women more fertile during the summer months. Which also means the babies conceived in summers will have six to eight months to develop before facing their first winter. During the IVF treatment, women need more Gonadotrophin’s hormones which is used to stimulate the ovary to produce eggs during winter season. But only 18 percent of IVF treatment is successful in winters due to lack of natural light as compared to 25% in summers.

JM: What are the benefits of IVF treatment in summers?

SA: Summers are basically known for tanning , vacations and long days. But for the women who is struggling with infertility , the four warm months of May, June, July, August means something different. They have another golden chance of In vitro Fertilization (IVF) cycle. When it comes to the benefits of IVF treatment in summers, there are many. For instance, summer season is arguably the month makes everyone happy and less anxious. Reason why is warm months are happiest is the “Sunlight”. Sun shines for extended period of time and people are able to spend more hours soaking in all that Vitamin D. The more time spend in sunlight by women who are going through during IVF cycle are less stressed out. And since stress is the large factor that negatively affects and IVF outcome. There is a better chance for pregnancy if a woman is experiencing feelings of an improved mood. What is more, things and work are less busy during summer, so you will have more time successful IVF procedure.

Days are longer in the eastern hemisphere than in any other season. Due to longer hours of sunlight women spend more time with their partners- a huge support they need if they are undergoing fertility treatment. The surplus of quality time with a partner or family is invaluable; now is the time, more than ever, to lean on each other for support.

JM: Can you elaborate on the importance of Vitamin D especially during pregnancy and its contribution in the success of IVF?

SA: Vitamin D maintains proper levels of calcium in the body. It helps to form baby teeth and bones and also affects bone development and immune function from birth through to adulthood. A vitamin D deficient pregnant women can also contribute to complications such as gestational diabetes. Vitamin D blood test is recommended for women who are trying to conceive or in the early stages of pregnancy.

Women undergoing with IVF treatment with sufficient levels of Vitamin D are more likely to produce high quality embryos, and chances are twice to become pregnant. And the studies indicate that low levels of vitamin D could contribute to infertility. Its also found that the birth rate and the treatment is also improved in the women exposed to more sunshine the month before the start of their IVF cycle, while the egg was maturing.

Factors such as age, egg quality and lifestyle habits all act as make-or-break roadblocks to success. Its something women reportedly struggle with when undergoing their own cycle. If you have considered IVF treatment and still questioning to try or not this summer , your answer is Yes!! … With amazing mood boosting sunlight , quality time with your partner, this season is full of reasons to try and conceive.
